Global Yields For Buy To Let Investors

Property investors looking for a good return on their money would probably think of some global capital cities as the best places to look – but they would be wrong.

Only two of the top 10 cities are in Europe and none are in the hothouse property markets of Asia.

Chisinau, Moldova, tops the table of 84 cities with a buy to let yield of 10% in the latest Global Property Guide to country investment ratings.

Kingston, Jamaica, rates second with a 9.75% return and Cairo, Egypt, is third with 9.4%.

Top 10 property hot spots

The full top 10 is:

  • Chisinau, Moldova (10.00%)
  • Kingston, Jamaica (9.75%)
  • Cairo, Egypt (9.40%)
  • Kiev, Ukraine (            9.09%)
  • Panama City, Panama (8.99%)
  • Dar es Salaam, Tanzania (8.57%)
  • Amman, Jordan           (8.53% )
  • San Salvador, El Salvador (8.49%)
  • San Jose, Costa Rica (8.38%)
  • Bahamas (8.16%)

At the other end of the table are some of the priciest and most prestigious cities to live. Taipei, Taiwan has a meagre yield of just 1.57% in 84th place, with the millionaire playgrounds of Monaco (1.9%) and Andorra (2.04%) taking the other bottom spots:

All the property yields are based on the price and rent of a 120 square metre apartment.

Expensive homes have worst yields

If anything, the figures go with the rule of thumb for yields, which is the more expensive the property, the less the yield.

That is why some of the most expensive property markets are lower down the table.
